Elton Consulting was engaged to assist UrbanGrowth NSW gain approval to develop crown land along Myall Road, Hillsborough, within the Lake Macquarie LGA. The project included the preparation of a Site Compatibility Certificate that applied to existing crown land holdings. Approval of the application enabled a development application to be considered for residential purposes over part of the land.
The project included the preparation of a Development Application and a supporting Statement of Environmental Effects proposing the development of 69 residential lots and environmental conservation land.
Integral to the project was a community information and feedback session supported by the preparation of a range of community engagement materials including presentation boards, flyers, question and answer sheets and letter to Councillors.
The proposal also involved the engagement of a range of technical consultants with key issues relating to environmental offsets, bushfire hazard and traffic management. Additional components to the project included the negotiation and preparation of a Voluntary Planning Agreement in relation to land allocated for a biodiversity offset and its dedication to Council.
